North Wollongong properties, particularly anything within cooee of the beach, are ``walking out the door", according to real estate agents.
Roger Hughes of Bevans at Corrimal said a Gipps Street cottage the agency sold recently was a typical example.
``We were overrun with inquiries as soon as the sign went up," he said.
``We were really surprised by the level of interest, particularly from Sydney buyers."
He said the cottage sold within days on its land value alone for $219,000.
The Illawarra buyer plans to redevelop the relatively small site - probably as a duplex.
Paul Mulligan of Ray White at Woonona said properties in Wollongong's northern suburbs are moving quickly too.
He recently sold a two-bedroom fibro cottage at 5 Wigram Rd, Austinmer, for $287,000, with the sale negotiated within a week of the property going on the market.
The agency also had a property at 18 Davidson Ave, Woonona, sell within 30 minutes of going on the market. The three bedroom renovated home sold for $229,000 - the full sale price.
``We're finding most properties we list have a turnaround time of approximately seven to 14 days," Mr Mulligan said.
Cordeaux Heights' 44th residential land release occurs later this month.
The 37 new lots, scheduled for release on Saturday, June 27, brings the total number of home sites developed during the project's 18-year history to just under 1000.
Wollongong real estate agent Tom Wetherall said the latest release - Stage Four of ``The Farm" precinct - will be available for buyer inspections this Saturday and includes an elevated one hectare block with ocean views expected to sell for around $250,000 when it is offered separately by auction.
The developer's price list will be available one week before the land is released, with other blocks likely to be priced between $80,000 and $150,000.
Mr Wetherall said more than 75 families had already registered their interest and he expected this fourth stage release to once again see people camping out in the days running up to June 27.
One of Corrimal's better known properties - ``Bramble Hall" at 45 Underwood St - is to be auctioned by Bevans at Corrimal on July 4.
Built in 1906, the restored four bedroom residence sits on 1430sqm amid heritage-listed gardens.
There are wraparound timber verandahs, leadlights, imported marble fireplaces, a huge country style kitchen and a refurbished cedar and slate bathroom.
With a 2b residential zoning, Bevans at Corrimal is expecting interest from professional practitioners as well as owner occupiers.
No word on an expected price.
